The owner of a self-storage facility brought us a completed set of plans that were ready to build, but the cost of the project as designed was so high that it was no longer a profitable endeavor. They already owned the property and it was fully entitled by the municipality, so abandoning the project would have been a painful resolution.

Right away, we realized that the structural design, as well as the energy code compliance designs, were the culprit of their budget overruns. We worked diligently with the owner’s architect and engineers to completely rework the structure and energy designs. It took about 6 more months to complete the redesign and permit resubmittal, but in the end, saved the project by reducing the costs by $1.4 million.

The overall size and aesthetic design, which was already enshrined by the zoning approval process, did not change, but it was now in budget and the net rentable area actually increased, improving their revenue potential.
